While on the call we’ll ask you a couple questions about the house: what size, how many bedrooms, is it occupied, why are you looking to sell and etc.

We’re trying to get a feel if this is the right situation to sell a house fast.

“So, what happens when you visit the house?”

While at the house we’ll look around and make sure everything is as described in the phone call.  We’ll briefly assess the condition of the exterior, roof, foundation, HVAC, plumbing, electrical and cosmetics of the house.

And then…

After we’ve made our initial assessment then we’ll make you a verbal offer.

If the verbal offer is accepted then we’ll make a written offer.

Then the congratulatory hugging and celebrating starts… just kidding.

All our offers are written using the standard contract published by the Texas Real Estate Commission or TREC for short.

The TREC contract is a brief 9 page document that protects both the seller and the buy equally.

Be cautious of signing agreements that are not published by TREC.  These contracts are not guaranteed to be as protective to signing individuals.

Once the agreement has been signed by both parties we’ll drop it off at a local title company and the earnest money will be in escrow.

The title company will perform the due diligence required to complete the transaction which includes a title search, survey and several other searches.

That seems like a lot of work…

It is!  But don’t worry we’ll take care of it.

During this time, we will keep you updated with the progress of the transaction.  There will be a constant stream of documents being ordered and tasks to complete for both the buyer and the seller.

We will also be in constant communication to ensure we’re are able to deliver against any deadlines we’ve promised.

Now to everyone’s favorite part: closing the deal!

Prior to signing everything the title company (closing attorney) will send out a copy of the HUD-1.

This document is published by the US Department of Housing and Urban Development and it clarifies all fees and who pays for the transaction.  It is often referred to as the HUD.

Once all documentation for the property is prepared, we’re ready to actually close the deal.

Sellers have two choices when signing the closing paperwork.  They can come to the title office and sign everything there or they can stay in the comfort of their home and sign everything with a mobile notary for a remote closing.

After everything is signed by both parties the proceeds of the sale will be wired to the seller.

Now you can relax!
